Loan To Value (LTV)

 

The Loan to Value (LTV) is calculated by dividing the loan amount into the lower of the sales price or appraised value. This percentage determines the amount of equity in the property and subsequently is an indicator of one "layer of risk" in determining loan approval. The lower the LTV the lower the risk of default. On conforming loans, the LTV must be 80% or less or mortgage insurance will be required.
